All contracts can be registered in the Egyptian real estate registry to ensure your ownership of the agreed share, and in some opportunities the legal form is an ownership stake in a company registered with the General Investment Authority in Egypt.

You can invest starting from 50 thousand Egyptian pounds, and we are working hard to provide the opportunity for smaller amounts in the upcoming opportunities

Each investment opportunity consists of one or more properties which you can find detailed specs within the opportunity proposal .

We mainly target office buildings (corporate offices and Medical clinics) ,and commercial properties , and in some cases residential properties.

We design the “Recurring cash” investment opportunities to generate a consistent cash return distributed periodically,while we design the “Growth” opportunities to achieve a capital return by reselling the property at the end of the investment period,and finally we design the “Balanced” opportunities to generate proper cash returns plus considerable capital increase.

There are 2 types of returns,The first type is the property rent (if the property is ready to move) , the second type comes from reselling the property with an increased price at the end of the investment period (as detailed in the opportunity proposal).

Usually Returns are distributed to investors monthly or quarterly (but this differs from an opportunity to another).

You can list your share for sale on Tharwa Crowd platform , we will help you  by sending announcements to existing and prospect customers on your behalf.

In some opportunities, you will be able to sell your share immediately to one of the primary investors.

Unfortunately no, The cash distributions come from property rents , but we try our best to keep the unit rented most of the time (for example by depending on long term contracts and other practices).

In some cases, the opportunity will be partially or fully rented at the time of offering , and we develop our feasibility study considering the targeted tenant segment and how to reach them.

Tharwa Crowd team handles all the legal and financial details of tenant agreements to achieve highest return on investment.

This is different for each opportunity , Usually it’s 3 to 6 years and it’s mentioned clearly in the opportunity proposal.

Remember that Realestate is a medium and long term investment which requires patience and persistence.

Tharwa Crowd team investigates the proposed properties carefully to ensure it meets the construction and engineering codes ,We also review the operational best practices that fits the building purpose to ensure it will be attractive to tenants/visitors.

For Example ,Corporate office buildings should have a specific ratio between the no. of elevators to the number of expected workers and visitors to the building , and another ratio between building facilities to overall space and so on.

Most of our real estate opportunities are further reviewed by certified real estate valuation experts or specialized real estate valuation companies to ensure the feasibility of the investment and accuracy of expected income calculation.

Yes,We adhere to AAOIFI accounting standards to ensure all our operations and investments are Shariaa compliant.

We try our best to investigate and study the proposed opportunities and ensure that expected returns are calculated accurately , but like any other investment there is always a risk factor and a possibility of a lower or a higher return depending on market conditions.

No,You are kindly asked to transfer 5% only of the investment amount as reservation payment (Fully refundable).

Typically, An opportunity should be funded within 3 months of it’s offering on Tharwa Crowd platform.

If the offering period of 3 months is passed without raising the required funds for a specific opportunity you will be able to refund all paid amounts with no deductions.
